Dwarka Expressway has become one of the busiest residential corridors in Delhi NCR. But buying here is a different experience from buying a resale flat in Dwarka’s established sectors. On the Expressway, you are usually buying from a developer, often before the flat has been built. That changes what you need from an agent: less showing flats, more verifying projects.
If you are talking to real estate agents in Dwarka Expressway, use this guide to know what they should be checking before you pay a single rupee.
A Quick Look at the Market
The Dwarka Expressway is a 29-km, access-controlled road that has been fully operational since June 2025. According to Anarock Research’s September 2026 report, residential prices along the corridor rose about 135% between 2021 and the first half of 2026, to roughly ₹14,180 per sq ft, which is above Gurugram’s average of ₹13,350 per sq ft. The same report estimates around 38,680 units were supplied in this micro-market over that period, and warns that high entry prices could limit affordability and that oversupply risk remains in the ₹1.5–3 crore segment.
Research firms quote different figures depending on the projects and period they cover, so treat any single number as a guide. In a fast-moving market, careful checks matter more than headlines.
7 Checks a Good Agent Should Make
1. RERA registration and project status
Most Expressway projects are in Gurugram, so they fall under the Haryana Real Estate Regulatory Authority (HRERA). Ask your agent for the project’s RERA registration number and check it yourself on the HRERA website: the registration validity, the promoter’s details, the approved completion date and the project’s progress updates. Never rely on a number printed in a brochure.
2. Land and approvals
The developer should hold a licence for the colony from Haryana’s Directorate of Town and Country Planning (DTCP), along with approved building plans and, where applicable, environmental clearance. A good agent asks for these early and tells you if something is missing.
3. Developer track record
A glossy sample flat says little about delivery. Ask which projects the developer has completed, visit one or two, speak to residents and find out whether possession was on time. Check for pending litigation or consumer complaints as well.
4. The builder-buyer agreement
Read the agreement before you pay beyond the booking amount. Check the carpet area, possession date, specifications, cancellation terms and any clause that lets the developer change plans. State RERA rules prescribe a standard format for the agreement for sale, so confirm the developer’s draft follows it. RERA also gives you the right to interest, or a refund, if possession is delayed, so make sure the agreement does not water this down. Have a lawyer review it.
5. The payment plan
Payment plans can be linked to construction stages, to fixed dates or to possession. Match what you pay to the stage the project has actually reached. Under RERA, a developer cannot take more than 10% of the cost as an advance before signing a registered agreement for sale, so be cautious if you are asked for more.
6. The total cost, not just the base price
Ask for a full cost sheet. Beyond the base price, buyers in Gurugram projects often face charges such as preferential location charges, parking, club membership, power backup, interest-free maintenance security and, where charged separately, external and infrastructure development charges (EDC/IDC). GST applies to under-construction flats, while ready flats with an occupation certificate generally do not attract it. Stamp duty and registration follow Haryana’s rules, not Delhi’s, so do not budget with Delhi rates. Our Delhi stamp duty guide is useful for comparison, but check current Haryana rates before you plan your budget.
7. Possession-stage checks
For flats that are ready or nearly ready, ask for the occupation certificate and fire safety clearance, find out who will maintain the project and at what cost, and insist on a proper handover inspection with a written list of defects the developer will fix.
Buying a Resale Flat on the Expressway
You can also buy from an existing allottee instead of the developer. In that case, ask your agent to confirm the original allotment letter or agreement, receipts for every payment made, any outstanding dues, and the developer’s no-objection certificate and transfer charges. These steps are specific to developer-allotted flats and differ from resale in an established Dwarka society.
Who Is Your Agent Working For?
Ask this directly: many agents on new projects are channel partners who earn a commission from the developer. That is not wrong, but ask whether they show projects from more than one developer, who pays their commission, and whether they will tell you when a project is not right for you.
What Good Real Estate Agents in Dwarka Expressway Do Differently
- Share the RERA number and approvals upfront, without being asked.
- Show you the project as it actually stands, including construction progress, not just the model flat.
- Compare at least two or three projects, and explain the trade-offs honestly.
- Give you a complete cost sheet before you pay any token.
- Are open about risks such as delayed possession.
- Put their brokerage terms in writing.
Expressway or Established Dwarka?
Not sure whether a new Expressway project or a ready flat in the Dwarka sub-city is the better fit? The two work differently. The sub-city is a mature market of resale flats in established societies, which we cover in our 3 BHK and 4 BHK buyer’s guide and our guide on why Dwarka continues to be a preferred choice for homebuyers. Because Sikka Realtors works in the sub-city every day, we can give you a realistic benchmark for what a ready flat costs, so you can judge whether a new project is priced fairly.
Frequently Asked Questions
Is Dwarka Expressway in Delhi or Gurugram?
It runs between Delhi and Gurugram, but most of the residential projects along it are on the Gurugram side. That means Haryana’s RERA and registration rules generally apply to them.
Do I need a separate agent for the Dwarka Expressway?
Not necessarily, but choose one who understands HRERA, developer track records and the Haryana-side process, and who is willing to show you alternatives, including ready flats in Dwarka.
Is it safer to buy a ready flat than an under-construction one?
A ready flat lets you inspect what you are buying and avoids delivery delays, while an under-construction flat may offer a payment plan and newer amenities. The right choice depends on your timeline and budget.
Is Dwarka Expressway a good investment?
Prices have risen strongly in recent years, but higher entry prices and supply in some segments mean returns are not guaranteed. Compare options, verify project details and speak to a qualified financial advisor.
