Dwarka Real Estate Agents: How to Choose One You Can Trust (With a Simple Scorecard)

Ask five people in Dwarka how they found their last flat and you will hear five different stories: a neighbour’s recommendation, a signboard in the sector market, an online listing, a relative in the business. All of these can work. But when the deal is likely to be one of the biggest purchases of your life, it is worth choosing between Dwarka real estate agents deliberately.

This guide shows what a good agent does at each stage of a deal, gives you a scorecard to compare agents side by side, and explains how to raise brokerage without awkwardness.

What a Good Agent Does at Each Stage

A deal moves through five stages. Here is what to expect from your agent, and what the agent needs from you.

Stage

What a good agent does

What you should do

1. Brief

Asks about budget, family size, timeline, commute and must-haves before showing anything.

Share a realistic budget and say whether you need a home loan.

2. Shortlist

Sends a small, relevant list with honest pros and cons for each flat.

Respond quickly and say clearly what you do not like.

3. Visits

Arranges visits in batches, explains the society and sector, and answers questions straight.

Visit with a checklist and take notes. Our site-visit checklist can help.

4. Negotiation

Compares the asking price with recent deals and works both sides toward a fair figure.

Decide your walk-away price in advance.

5. Closing and after

Checks documents, coordinates with the society, bank and registrar, and stays reachable after possession.

Keep copies of every receipt and agreement.

Five Questions for Your First Call

  1. Which sectors and societies do you deal in most?
  2. How many flats like the one I want have you sold or rented recently?
  3. Have you visited the flat you are recommending, and can I speak to the owner?
  4. What is your brokerage, who pays it and when?
  5. What happens if the deal falls through?

Talking About Brokerage Without Awkwardness

Brokerage is usually a percentage of the deal value, and it varies with the type of deal and the property. What matters is that it is agreed before the visits, not after you have fallen for a flat. A simple line works: “Before we start, can you confirm your brokerage, who pays it and when it becomes payable?” Ask for the answer in writing, even as a message, and keep it.

Real Estate Agent, Property Dealer or Consultant?

In Dwarka, the terms real estate agent, property dealer and real estate consultant are used interchangeably. There is also no official ranking of the best property dealer in Dwarka. Judge the person, not the title: look at their reviews, how they answer questions and whether they are happy for you to verify everything they tell you.

What Agents Need From You

A good working relationship goes both ways. Most agents can do their best work when you:

  • Share a clear budget and timeline.
  • Check your loan eligibility before you start house-hunting (our Home Loans page is a good starting point).
  • Decide quickly once the right flat appears, because good flats do not stay on the market long.
  • Tell the agent if you are also speaking to others.
  • Pay brokerage as agreed once the deal is done.

Walk away if an agent asks for a token amount before you have seen the documents, will not put brokerage terms in writing, or suggests completing the sale through a power of attorney instead of a registered sale deed.

Frequently Asked Questions

How many agents should I speak to?

Two or three is enough to compare. Speaking to more usually just means more repeated listings and conflicting prices.

Is it okay to work with more than one agent?

Yes, but tell each of them. When several agents quote different prices for the same flat, it confuses the seller and weakens your negotiating position.

Who pays the brokerage, the buyer or the seller?

Practice varies, so clarify who pays what, and when, before you start. Get it in writing.
